Stepping Stone Condominiums Association News & Notes

The SSCA Board meets on the third Monday night of each month at 6:30 pm unless rescheduling is required. Additional meetings are scheduled for items that need immediate attention. If you wish to get on the agenda, please call the office or email.

NEWS




NOTICE: Paving will begin on WEDNESDAY, 19 JUNE for BUILDINGS 7, 8 & 9. 


Please have your car out of the parking lot by 6:30 am Wednesday morning or it will be towed. Please remain out of the parking lot until Friday.



JUNE

In an effort to make news items more available to unit members and tenants, we have created a Facebook page. Please "Like Us" on Facebook and set your alerts to get news items. SSCA on FACEBOOK.

A computer and monitor have been put into the Clubhouse for those members who would like to use it. There are also volunteers willing to help with learning to use email and social  pages. We will provide a free email/ mailbox for any member who would like one. Also there is wifi in the clubhouse for members who would like to bring their own devices in and access during business hours or other hours when volunteers are manning the door. (Anyone wishing to be a volunteer and spend a couple of hours a week so others can use the space, please let the office know, drop a note, or an email to carol.coffey@steppingstonecondominium.net . 


MAY
As of the end of the month, all nine Stepping Stone buildings have had steps cleaned and resurfaced with outdoor carpeting. The carpet is supposed to be much more long lasting than the previous cover and is much more affordable to replace. 


Because of the incredible amount of rain we have had in North Alabama, it has been difficult to start, much less finish our major projects for the year. The step coverings were one. The second was getting the parking lots re-done, and then the parking places re-marked. Please note, we will NOT be putting unit numbers on parking places any more. We will have a map in the office for new owners/renters to identify their parking space. But for security reasons, we are choosing not to make it easier for someone casing the area to know who might be home and who isn't. They will be marked "RESERVED". 


We had the pool sandblasted and repainted before opening on Memorial Day Weekend. It was, again, a rush because it takes time for paint to dry and all of the rain kept our contractor from being able to get in and get it done. But the pool is open and ready for swimmers. Anyone interested in swimming MUST get their CAC Card key programmed for the season. Programming is conducted in the Clubhouse Office during business hours, MWF from noon to six pm.




APRIL

Anna Petree was appointed as the sixth member of the HOA Board filling out the board for the first time in several years. Ms. Petree and Ms. Morgan, who was appointed in January, will lead the volunteer efforts for Stepping Stone, to include opening the Clubhouse on off office days.


The last of the buildings will receive new step coverings when the weather permits. Those will be Buildings 7, 8 and 9. 


Resurfacing and patching the parking lots will also begin when weather permits. Bids are being accepted for numbering and painting reserved on spaces after resurfacing. To provide added security, spaces will not be identified by unit number. A master list of parking assignments will be kept in the office.


A computer will be provided for members who would like access during Clubhouse open hours starting in mid-May. Any member requesting an email address will also receive an assignment.


A couple of units are having a problem with "gopher rats". The board has directed the Favour Group to seek out a solution from a rodent exterminator.


A policy has been approved for allowing the US Flag to be flown in communal areas. The new policy is as follows:


American Flag Policy

Stepping Stone Condominium Bylaws, Policies and Procedures comply with Federal Law for flying of an American Flag on private property. However, permission for flying a flag on SSCA Communal Property may be requested to the SSCA Board in writing by the owner of a unit. Once permission is granted, flag display must be flown in accordance with this policy, all other Stepping Stone Condominium Bylaws, Policies and Procedures and U.S. Federal Law regarding flying the American Flag as well as meet the following requirements:

  • Flag type: current American flag, only
  • Maximum flag size: 3'x5'
  • Maximum pole height: 6'
  • Flag holder must stand independently without being attached to infrastructure
  • Flag may be displayed within a few feet of your unit entrance.
  • Flag cannot impede flow of traffic through or access or exit to all communal areas, including stairs and sidewalks.
  • Flag must be taken down or placed inside at sundown and when raining or bad weather.
  • Damaged/ faded flags must be destroyed correctly and replaced.
  • One Flag per unit.
Any other flag, decoration or sign is not allowed per SSCA Bylaws.

Any variance from the SSCA flag policy will result in $25 fine to the unit owner for first violation. Fine escalates by $10 for each penalty.

Any damage caused to the infrastructure will be charged to the unit owner.

SSCA EMAIL

The SSCA is planning to provide Stepping Stone Condominium email and email access to any member or resident who is interested. For those unfamiliar with using email, we are seeking volunteers to teach interested members how to use it. Email address and password will be unique to each person. If you are interested in having an SSCA email address, sign up  at the Clubhouse Office during open hours or online using the EMAIL REGISTRATION FORM. 

If you are also interested in tutoring to learn how to use it. Please also sign up online or at the office during regular office hours. 

For those without a computer we will have a computer setup at the clubhouse for you to access  your email when the Clubhouse is open.



JANUARY:

The SSCA Board held its first meeting of 2013 on Wed 23rd. The following actions/votes were made:
  • Appointed new board member Judy Morgan
  • Elected 2013 Officers: President, Carol Coffey; VP, Evan Helmeid; Treasurer, Cliff Watson; Secretary, E. Nichelle Johnson.
  • Approved bid from Mitchell's Flooring to replace step coverings. Bid will replace three buildings at a time, schedule to be determined.
  • Plan to approve a bid from Evans to stripe and seal parking areas, but are looking for clarification on patching.  Bid does not include stenciling. Board discussed only identifying reserved parking spots, but not by unit number for security.  Slots will be identified on a map in the office.
  • Mapping and determining schedule for replacement of damaged water cutoff valves.
  • 2013 Budget approved. (See below)
